Shiv Om Property Investment buys a whole property for the company, keeps it as a holding, and later sells that same holding. We are the owner on both sides of the deal.

The work

One property, two events

A purchase moves the title into the company. A sale moves a title the company already has to a buyer. There is a gap between those events. During that gap the building is simply ours.

We do not sell a house for another owner, and we do not run a lettings desk. If you want to sell to us, or buy something we already hold, send the address by email.

When the company buys

You own the building and you want Shiv Om to buy it. The email should name the full address, say whether it is a house or a flat, and say if anyone still lives there.

  1. 01We read the address and decide if we want that building.
  2. 02If we do, the reply is a price. That price is the offer.
  3. 03Solicitors complete the transfer into the company name.

Sale

When the company sells

You want to buy a property we already own. Tell us the area and the kind of building. We reply only when we hold one that fits.

The price is set by us, because we are the seller. A viewing is that one building, at a time agreed by email. We do not show homes that belong to someone else.

Between the two

The building stays on our books

After completion, the property is a holding. We keep a short note of the rooms, the condition, and the address. When we decide to sell, that note is what a buyer is shown.

The holding page sets out what we record and what a buyer can ask to see. Nothing is listed until we are ready to sell it.

Not an agency

We do not market a property for a fee, and we do not introduce you to another buyer.

Not a tenancy

We do not let a room or a house. Ownership stays with the company until the sale completes.
